Which rooms to do before listing. You don't need to do the whole house. Start with the rooms buyers walk into first and see in every listing photo: the living room, family room, kitchen, entry and primary bedroom. Secondary bedrooms, hallways and closets can usually wait.
What listing prep usually costs. Those main rooms usually add up to 500–700 sq ft of ceiling, which costs about $1,800–$2,500 finished and painted in a typical Fremont home. Compared to everything else on a pre-listing to-do list, it's one of the smaller line items with the most visible results.
When to schedule it. Book the ceilings early, before your painters, flooring and stagers. Ceiling work comes first so dust and touch-ups never land on fresh paint or new floors. Give us your listing photo date, and we'll work backward from it with time for everything to dry.
Avoiding questions in escrow. California disclosure forms ask about known environmental hazards, and an untested pre-1985 popcorn ceiling is an easy item for a buyer's inspector to flag. Testing first and removing it before you list takes that conversation off the table.
Working with your agent. Many of our Fremont listing jobs come through realtors. We're happy to coordinate access, lockboxes and scheduling directly with your agent, so you don't have to be home for every step.
Just bought in Fremont? The days between closing and move-in are the best time to do this. The house is empty, every room can be done at once, and you get the lowest whole-home rate.
